WHATS THE BEST TIME TO TEST FOR METH?

The best time to test is before you invest, however an ongoing testing regime is recommended to continually protect your investment.

Annual testing is where we recommend you start. We can look at a programme of phasing in testing through all your properties. 

Between Tenancies (Pre Tenancy / Post Tenancy) will ensure you meet your insurance policies obligations. Failing to meet those may result in no insurance cover. 

Testing pre and post tenancy helps to identify any problem tenants and establish a timeline for when the contamination occurred – it will also stop new tenants and their families being put at risk.

If you have the unfortunate luck of finding a Meth Lab in production - Remember SAFETY FIRST – get out, stay out, and
call the police.

If you suspect dodgy behaviour – remembering that there can be no signs of use or even manufacture. Get it tested for peace of mind.

We have put together a list of some key things to look out for:

• Colour stains to cookware
• Glass cookware containing chemical residue
• Stains to sinks and/or baths
• Burn marks in carpet
• Red staining around walls
• Pipes, syringes and instruments
• Blackened out windows
• Coffee filters (often with coloured stains)
• Two stage liquids
• Unusual ventilation systems – Extractor fans
• Burnt grass “pits” and evidence of chemicals being dumped in the garden/grass areas
• Copper metal turning blue
• Tape around doors
• Elaborate/Excessive security – cameras, keep out signs, guns, baby monitors outside
• Locks added to cupboards, bedroom doors, attics etc
• Unusual or excessive rubbish – plastic containers, rubber hoses, gloves, batteries torn open, used coffee filters with coloured stains, pill packets
